Morningside Has A Lot To Offer...
The earthen-toned buildings have electronic front entry systems with intercoms. Each condo unit has a private lanai, and most lanais are enclosed with window walls. Many condos have washer-dryer hookups. Each building has a laundry room, a master rooftop antenna (converter boxes required for digital TV), wiring for cable TV (cable account required), assigned storage lockers, hot water baseboard heat, and indivdually controlled air conditioning. Morningside's garden level garages have remote-controlled power doors, keyed entries, assigned parking spaces, and secure bicycle storage rooms. Ample outside off-street parking is available for guests.
Our buildings are constructed of 8-inch thick concrete slabs and post tensioned steel cables. All interior walls are of metal-stud construction. Floor plans feature one and two bedroom units, some with den and fireplaces, spacious living rooms and giant walk-in closets. A few Morningside buildings feature spacious double-floor two-bedroom units. Square footage ranges from 832 to 1,664.
Our on-site recreational facilities surpass those offered by other nearby condominium communities! Our clubhouse is a social and recreation center of Morningside located in the heart of the community complex. The clubhouse has a monitored keyless entry system and offers a wide choice of activities from a brisk swim to a soothing sauna or a steam bath. The clubhouse features a fireplace and a comfortable seating area. A fully equipped kitchen is available for those wishing to use the party and/or card room for special occasions. The clubhouse also serves as our meeting room. A lending library, billiard and pocker tables, restrooms and an open-air balcony round out the benefits of the upstairs area.
The downstairs area of the clubhouse features individual carpeted men and women's spas with mirrored exercise rooms and rowing machines, bicycles and weights. As well as T.V., steam room, sauna, vanities, restrooms, showers and lockers. A heated indoor pool and a swirling jacuzzi are adjacent to the spas. On a Summer day be our guest as you enjoy outdoor pool and lounge area, surrounded by trees and two gas-fired BBQ grills available in the picnic area.

Our board of Managers has consistently done a great job through the years, as have our managing agents and service staff. As a result, our fee assessment has remained reasonable and property values have increased. Morningside Condominiums offer a true value in good living.
Maintenance: Lawn, tree and shrub care, snow shoveling, trash removal, janitorial services in all common areas, building maintenance and repairs outside condo units.
Heat and Common Area Electric: Radiant hot water baseboard heat with individual thermostat control to help keep your condo unit evenly heated. Common area electric includes lighting halls, grounds, under-building parking, and any other electricity used outside each unit. Your personal electricity is billed to you directly by the utility company.
Building Insurance: All of the buildings in the community
are covered under a broad coverage insurance policy, including such items as fire, windstorm, liability and extended coverage. It does not, however, cover earthquake or personal contents insurance.
Water and Sewer: All the water used for the grounds care, your hot water heating system, and the hot and cold water for your domestic use.
Clubhouse Facilities: The clubhouse, owned by the
Homeowners' Association, is available to residents for social and leisure uses (no commercial or public uses allowed). It includes separate exercise rooms with sauna and steam rooms in each, indoor and outdoor swimming pools, whirlpool bath, lounge area with fireplace, billiard room, card room, sundeck, and catering kitchen with bar area.
