Our Board of Directors has been consistently diligent to maintain the property through the years, as have our managing agents and service staff. As a result, condo owner fee structure has remained reasonable. Morningside Condominiums offers a true value in good living. The monthly dues assessments cover the following services and facilities.

Included in the Monthly Dues: 
  • Maintenance: Lawn, tree and shrub care, snow removal, trash removal, janitorial services in all common areas, building maintenance and repairs outside condo units.
  • Heat and Common Area Electric: Radiant hot water baseboard, heated with gas, and controlled by individual thermostat to help keep your condo unit evenly heated. Common area electric includes lighting halls, grounds, under-building parking, and any other electricity used outside each unit. Your personal electricity is billed to you directly by the utility company.
  • Building Insurance: All of the buildings in the community are covered under a broad coverage insurance policy, including such items as fire, windstorm, liability and extended coverage. It does not, however, cover earthquake or personal contents insurance.
  • Water and Sewer: All the water used for the grounds care, your hot water heating system, and the hot and cold water for your domestic use.
  • Clubhouse Facilities: The clubhouse, owned by the Homeowners' Association, is available to residents for social and leisure uses (no commercial or public uses allowed). It includes separate exercise rooms with sauna and steam rooms in each, indoor and outdoor swimming pools, whirlpool bath, lounge area with fireplace, billiard room, card room, sundeck, and catering kitchen with bar area.
Access to buildings, garage and elevator door is controlled by Medeco keys; to ensure continued safety, unit residents must buzz guests in. Additionally, individual access cards provided to each unit to access Clubhouse and pool areas. Skyline Management Inc distributes keys and cards.
